Storey and half house in Bluffs area - built around 1950.

Goal: renovation of basment - insulate if needed, new floors, new drywall and ceiling - including laundry area and stair area. Approximately 600 square feet.

Quoted $20,000 - is this an appropriate estimate?

Can't I get a basic, quality job for around $10,000 - from a experienced renovator?

Electrical alone would be $2000-$3500 depending on your requirements, but minimum code requires atleast this much work from a licensed contractor who will provide you with permits, insurance and an ESA certification of electrical safety.

Don't get unqualified men to do your wiring, home insurance would be void in the event of an electrical fire in the basement.

Hi Laura,

I would say that is about as cheep as you are going to get for a basic good job.

Typical basement renos will cost anywhere from $30-$65 / ftsq depending on the quality, finishes, bathroom addition, and many other different variables.

Just make sure you do your homework on the company before starting to make sure they are licensed, insured and qualified. always ask for some references. You should feel comfortable with them as well.
I would be worried if you would be spending less than what you had been quoted because the contractor would be working for peanuts and I wouold worry about the quality of work.

If this man knows what he is doing, take to quote!

If the references check out, and he has a liability insurance, then your good to go.

Not clear if you want a bathroom plumbed in as well, but the rule always applies, pay peanuts and employ monkeys!

You will always find Cheap, but sadly cheap and quality do not god together unless you are lucky enough to find an old timer who just wants to keep busy!

I did a basement suite , about 1200 sq ft, plumbed in a kitchen,washroom (with custom shower,) studs,insulation,drywall, ceilings inc with Z bar, and laminate or tile floors , all for $40,000 plus HST (12%) , By the time I paid wages and bought all the materials, i made no money!

So, $20,000 seem to be a very fair deal.

Umm, I would say that a more realistic cost would be around $30,000----$32,000 to reno a 600sq/ft basement complete.

There is usually a fair bit of stuff that pops up during reno....that was not expected....
