Floors can be especially tricky for several reasons.  First there is the fact that a floor is a flat surface so the amount of stain and finish used needs to be carefully regulated.  Secondly the absorption rate of the wood will depend on the specific variety of the flooring and how dry it is before being installed.  A professional contractor will take all of these factors into account before applying stain.

After the stain has been put down it is important that the surface is allowed to properly dry.  External heat sources may need to be applied to ensure an even, complete drying of the surface is achieved.  Once the stain has dried some final sanding can be done to ensure the surface is completely smooth and ready for the clear coats.  

Clear coats are essentially covering of the stained wood to protect the area from additional staining and also to add brilliance.  You can choose different types of finishing clear coats to achieve different looks.  The different types are flat, stain, and gloss which is the shiniest.

An important step is to sand between the staining and each of the clear coats.  The fine sanding works in the different layers of finish coating and prepares each surface for the next coating. Generally the more layers of finish coats you put on the deeper the level of shine achieved on the surface depending on the type of finish you have chosen.
