The ensuite bathroom in our `~30 year old house (which has been rented to the same tenant for the past 3 years) for the second time in 2 years has moisture and water stains on the main floor ceiling which was previously attributed to the cedar roof but now the property manager says is caused by deterioration of the grout in the upstairs ensuite shower (no deterioration was noted before these tenants took posession and no previous renovations were undertaken) It is now "off limits" until repaired. From what is visible so far, it is possible that water from the new hand held shower could have sprayed behind unsealed gaps left around the new fixture and mixer since whenever the wall-mounted shower unit was changed over by the tenant (didn't say when done) and/or could spray into the gap behind where black mold had deteriorated grout (tenant recently covered with slicone bead) at the 90 degree change of angle (of a tiled backwall bench within the shower which we only ever used as a shelf but upon which heavy tenants may possibly have sat) caused lifting of a section of tile. The vinyl floor in front of the unit has also lifted and cracked, therefore needs replacing. The family room stippled ceiling on the main floor (not directly below) will require sealing and repainting, or alternative resurfacing, to cover water marks. Will also need exterior west facing mainfloor window frame capped and sealed, and proper repairs done to cedar siding where tenant covered a hole left by woodpeckers on S side plus other woodpecker holes on N side.

The house is 21 years old. The deck is enclosed by the house on 3 sides and the roof of the house extends over the deck as well. The deck connects to the kitchen and I would like the deck changed to a 4 season sunroom, widen the entrance to the kitchen that opens onto the deck. There is a bench on the deck that has to be removed and my dryer vent is located under the deck and would have to be moved. The house is over 50 yrs old. We have a brick flower bed covering the front of the house. We are looking at the possibility of putting a front veranda on the house. Starting from the front door, the veranda would extend under the master bedroom for aprox 22 ft. The front steps extend 9 ft. The brick flower bed is approx 3 1/2 ft tall. A small sidewalk extends the length of the flower bed. My full dream is to have to room built to be used, at minimum, 3 seasons. I would like to have high energy windows with screens. 1. Paint the condo apartment . 2. Install Lino in the kitchen, bathroom and the little store room. This is 150 Sq. ft. Total 3. Install laminate flooring in the two bedrooms and living room. This is 650 Sq. ft. Also install baseboard. 4. Change the sink in the bathroom install new sink, change the medicine cabinet install new cabinet , and change the taps in the sink as well as the bath tub. 5. Install tiles in the bathroom. We have a mid-70's 4-level split home on the west side. We wish to re develop the basement (lowest) level to add a 3 pc bathroom and laundry area and reconfigure the bedrooms. Concrete cutting will be required to enlarge two of the basement level window openings and windows are to be replaced. We also wish to add a shower to the existing 2-pc bath on the 2nd level which will require moving some walls and plumbing. All newly constructed and reconstructed areas will need to be propoerly wired for new lights, receptacles and fans and some revisons to the heat distribution piping will be required. Insulating, drywalling, doors, windows, moulding and flooring will also be required. We need a reliable, qualified contractor with ample experience who is prepared to do more than just call sub-trades. The contractor should be able to make practical cost-effective recommendations based on their knowledge and experience but should be willing to listen to the clients wishes as well. We are prepared to start work immediately but are willing to postpone construction if necessary to accommodate the right contractor's schedule.

A 13' by 15' bedroom with standard height ceilings, has an empty 5' by 5' closet that will need finishing as well. The ceiling is finished, drywall and most of mudding has been completed on walls, however some touchups will need to be done. One corner has a decorative fireplace and part of connecting wall is wood paneling. Currently has bare concrete floors, would like to have carpet, underlay and subfloor. Unfinished wood hearth, top of fireplace and connecting shelf need to be tiled. No door or frame installed and there is a space to access under the addition that will need a window or door installed (approx 2 feet by 1 foot). House was built in 1955, the basement is in good condition but I am concerned that there is a slight unevenness to the floor. The people I used previously to do the work that has been done have made me very cautious to even continue the renovations, due to the horrible experience and stress it caused. A 100-year old south Lethbridge home requires additional support for a sagging living room floor. The floor is actually concave sloping downwards from the bay window and the dining room opposite, and reaching the lowest point at the centre of the room. We have been advised by a hardwood installer that this sag must addressed prior to installing new bamboo flooring. He suggested a new crossbeam with posts to support existing floor joists. The living room is 13X18 feet. The bay window extends beyond the foundation onto the porch. We have a small partial basement below the room. Any recommendations? Thank-you.

I am a 45 year old female wheelchair user and my front steps are cement, however they are covered with pressure treated lumber, almost similar to a giant "box" to allow for a hydrolic wheelchair lift. I would like all the lumber to be done with the STONEFFECTS product I have seen at Canadian Tire and have researched it online. It seems to be a time-consuming project yet quite attractive, if applied properly. The end result being similar to the look of granite. Thus my need for a professional as opposed to a neighborhood "Mr.Fix-It". I cannot tell you the exact measurements but the steps and landing are considered to be "double wide" I was told. I can purchase the product/materials myself, based on the recommendations of the contractor as to the quantities required. What I am hoping to find is a contractor who has previously applied this product successfully and of course, the cost estimate for the labour.

I am inquiring about a basement renovation to our unfinished area which houses our laundry and furnace area. We presently live in a 23 year old residence on the westside of Lethbridge. The home is a bungalow style with a drop down living room on the main level which lowers one section of the unfinished basement area. We are hoping to add an additional bedroom, a bathroom/laundry room (all inclusive) and an office in the area where the ceiling lowers as their is no window, plus leave an area for the furnace and hot water tank. Their is a rough in present for a bath and toilet, although it may have to be moved a few feet to allow proper clearance from the drop down area. The area under the drop down section is somewhat finished as it drywalled with a drop down ceiling. The other section is open to the floor beams with drywall on the walls that can be removed if need be. For the bathroom we would like to see a sink, toliet and corner shower only, along with the laundry machines etc. The bedroom will be built to suit the space with a closet and the office realy only needs to be closed off to the other areas.
