Addition over my garage

My house is 27 years old. I would like to build an addition over the garage (20 x 17 x H standard 8' plus attic). This will include a bedroom/washroom and WIC. I am looking for two quotes. Adding a Sun Room

Hello I'm planning to add a sun room to my new house - there's a empty space designated by the builder as the "courtyard" on the East side of the house, the space is approx. 9 feet x 14 feet. I actually only need 1 glass wall (facing East) since the North, South and West side of the sunroom is formed by the exterior brick wall of the house. My preference is to have a glass ceiling/roof that can withstand winter snow (& its weight) and ceramic floorings. Bathroom Renovation

Complete teardown of 10x5 bathroom down to studs due to black mold. Rebuild with new drywall, floor, tile, toilet, bathtub and sink/vanity. ** NEW INFORMATION ** Fixtures such as bathtub, toilet, lighting and sink/vanity as well as tiles and paint will be supplied. All other building materials will not be. A general contractor should NOT attempt to remove the building materials without following proper mold remediating guidelines and standards. Containment of the bathroom workarea should be set up under negative air pressure using negative air/HEPA machines and allow for a minimum of 4 air changes per hour. Moldy materials to be removed include but are not limited to: * All sub-floor from wall to wall under tub south to past the toilet * All wood studs if too badly damaged should be removed. If they cannot be removed cleaning of all wood surfaces will be required. Rigorous and abrasive cleaning of the wood members must be employed. The wood material should then be treated with an anti-microbial disinfectant and encapsulated with an anti-microbial paint. * Main floor ceiling cavity should be inspected below this area. Should drywall material be found to be contaminated it is to be removed using most appropriate containment * Any other material found to be contaminated during the remediation process such as baseboards and trim.

Hardwood floor installation

I live in a 45 year old home. I've noticed (upward) bowing of hardwood floors on the second floor of my sidesplit home. It's quite prominent in one of the bedrooms. The other rooms are obviously not that level...but they slope to one side more than they bow. I am looking into re-installing new hardwood floors on the second floor but will need it leveled first. Can someone tell me how much a job like this would cost? I would say that the entire top floor is roughly 700-750 sq. ft. I will probably want to install dark hardwood flooring...oak or maple is ok as long as it looks good. Thanks

Mud room extension - stair fix

The reason for this addition is to correct the slope of the stairs going into the basement. The previous owners moved the location of the basement stairs from the middle of the house to the side, so that they could have a fully legal basement apartment with separate entrance. Due to the positioning of the bulk head and air ducts in the basement the only way to fix this issue and keep the stairs in their current location is to add on to the side of the house. Therefore, we would like a 9' by 7' added onto the side of the house so that the stairs can be moved back and sloped correctly. This would require a basement or crawl space foundation to be poured and a roof built. We would like a stone finish on the extension or a continuation of the existing brick, depending on costs. Our house was built in 1983 and is a standard red brick house. Other considerations are the addition of a window in this new room and of course replacing the existing door to the outside. I am looking for a contractor who can do the foundation, framing, roof, bricking, window, exterior door and stairs. Costs are a big factor and I have experience doing the plumbing, electrical and interior carpentry work. But, if you think you can give me a better price to do all the work please let me know. Also, please keep in mind if the work is spectacular and reasonably priced there are potentially three other projects that I will ask for a quote on while you are there.

Cold Storate Condensation Problem Needs to be Fixed at Markham Home

I have condensation problem in the ceilings of my cold storage. The colder it gets the more condensation forms on the ceiling. Sometimes when condensation builds up, drops of water fall down on the floor. I believe cold storage needs to be insulated. the cold storage is about 1 meter by 4 meters. Water leaks in the inner/outer corner of the step damaging the baseboard and and a small portion of the drywall. Complete Renovation

upstairs+ new bedroom over the garage, move bathroom to be between additon and existing bedroom, old bathroom turned into a laundry room. The master bedroom on-suite to be extended and install a bathtub & redesign. main floor + remove a wall to make one grand living space plus dining area, new tiles needed in the hallway and kitchen, new cabinets for the kitchen, removal of mold from a leak in the upstairs washroom. We renovated about 4 years ago & we have had nothing but problems ever since. We desperately need a well respected & professional contractor to do the work. If Bryan can not do the work, then we would like him to over look the work or highly recommend someone. The first main problem is the mold going down the wall from the upstairs main washroom to the basement. Our contractor forgot the cock the bathtub drain with plumbers cocking and all the water ran down the walls causing a major mold problem. The second problem is some of our tiles have cracked on the main floor and the floor is not level. I spent about one month on my hands & knees trying to make it look level. The house is about 27 years old and my dream has always been to remove one wall to make the house an open concept. The house is about 2200 square feet in total.

Shed dormers addition on a one and a half storey house

We would like to add shed dormers on the front and back of our one and a half storey house (I think it is cape code style). There are currently 2 bedrooms and one bathroom in the half storey and it is approximately 500 sq. ft. The addition of the shed dormers will increase the square footage to approximately 1000 sq. ft., giving space to create 1 master bedroom with 3 pc ensuite, 2 bedrooms and an additional 3 pc bathroom. Info. about the house: -The interior dimensions of the main floor is approximately 35 ft. in width by 25 ft. in depth. -The house was built in 1954. We moved into the house 2 months ago, therefore we have limited knowledge of the previous renovation projects. Attic insulation upgrade

Townhouse built in 2004 with blown in fibreglass insulation to R32. The attic has multiple crossmembers and is very difficult to navigate. Total area is approx. 775 sq. ft. Not only was the insulation poorly installed because there are so many cross members and unnecessary roof sheeting but a racoon entered 2 years ago and disturbed a significant amount. of the insulation. The racoon was removed and the entry point sealed. I would like to increase my insulation to R-60 with blown in fiberglass and since there are so many 2x4s criss crossing the area, whoever installs the insulation will have to snake his way over and under to get to places furthest away from the attic access point.

Redesign Existing Resturant in Markham Ontario

Hello all, I am an entrepreneur wanting to start a restaurant business in Markham, Ontario. I am currently looking for a company/person to help me design and build from almost ground zero. I am working with a low low budget, but will need to rebuild this fast food cafe with a comfy modern feel. I am looking for a look similar to that of a Starbucks and Tim Hortons. I want the design to be simple and easy on the eyes. The space I am currently interested used to be an restaurant but have been mostly gutted. All that's left standing now is the kitchen range hood and a storage area, so the kitchen will have to be built around that. The premise has a total of 1200 sq ft but the back end is occupied by two washrooms and a storage prep area which takes up approx. 300 sq ft. Where the range hood stands is currently an open kitchen concept and want to enclosed the kitchen. Please bear in mind: -no tearing down or demolishing, premise is ready for renovating. -the cafe seats about 40 people -need a small mini bar area (100 sq/ft) outside the main cafe area to prepare drinks (coffee, tea, specialty drinks) -would like a plateau in the seating area to elevate and separate about half of the seating area - want to create and provide a feel of privacy and space of each table. I don't want a cafeteria look where every table is side by side each other. my kitchen is 4.72*3.51m, need to change to a granite counter top and build a kitchen island as well. I do have a little movable island which I will prefer to just change the top and expand the end to be a table.Backsplash , I don't know what to with it yet, maybe glass tile.
