Also any flooring, trim and painting required and shower curtain and wand installation is to be done.

We have enlisted this contractor for some minor work on our home to prepare it to sell. The interior work (painting) was done very promptly after making contact and securing the quote and it was done to an acceptable level. The outside work that was requested was weather dependent and the contractor needed 2 nice days in a row to complete the work. The majority of the outside work has been completed but we have had many nice days and still the work has not been finished up and there has been very little communication as to when it will be done. We are anxious to get our house on the market in this spring season and hope to hear from Darren or his crew soon. Overall, this contractor was good to deal with and does reply to emails or phone calls in a timely manner.

Kev and Emma re-did about half of my condo last summer. It was a total gut of the kitchen, fireplace, half of the living room, as well as finishing my ensuite bathroom and updating the baseboards, ceilings, light fixtures, switches, and baseboards throughout the whole house. Before meeting Kev and Emma, I had actually given up on being able to do the reno that i wanted. I had spoken with 3 contractors previously, all of whom were well known names in Calgary, known for their contemporary/modern flair which is what I wanted. Windows loud cracking/popping sounds
Our 4 year old house has aluminum clad wood frames windows. Our problem is loud cracking/popping sounds – like hitting a 2x4 on the metal bench. These events are typically happening in series in the morning on East side of the house around 7:30 A.M. and at night 1:00 to 2:00 AM. This has something to do with a sun shining on the windows and related heat frames expanding and at night cooling and contracting materials but why loud cracking/popping sounds? Did anyone have similar problem? What is the solution?

Pat, thank you, your conclusion makes a lot of sense. When I was talking with customer service rep. from the windows manufacturer, they never offered any explanation to the cause of the problem base on what I have seen I start to think they know exactly what the problem is (they said that it is happening to only few houses they supplied windows to) but I think that to fix the problem the whole window including the frame has to be replaced, not just the outside weather stripping which they did and did nothing to solve the problem. They make a lot of the same custom windows in theirs plants in Calgary and Edmonton so I think it is the time they stand behind theirs product and make it right. Marek

 
Bathroom Vents Dripping
Hello, Every time there is a cold snap in Calgary, 2 of my 3 bathroom vents leak when it starts to warms up again. The leaking has caused staining on the ceiling around my vents and it is continually getting worse. I have been up in the attic and inspected these vents and cannot seem to figure out what is causing this dripping and how I prevent it. I have felt around all 3 bathroom vents and I will explain what I discovered with each. Vent #1: This vent does not drip from the inside but there seems to a be a "little" moisture on the outside surface of the insulation (ie. the insulation jacket) around the vent pipe. This moisture is towards the top of the pipe next to the roof but the roof is not wet. Vent #2: This vent does drip from the inside, it is making my drywall around the vent weak and staining it yellow. I cannot find moisture anywhere around the vent. I have felt around the fan box which enters the roof, I have felt the inside of the insulation jacket (the actual insulation), and have felt the insulation jacket. There are no signs of moisture in this vent!! All I can figure is that it is coming from inside the actual vent pipe, how do I prevent this dripping? Vent #3: This vent does drip from the inside, it is making my drywall around the vent weak and staining it yellow. The moisture in this vent seems to be from the insulation. I have cut the insulation jacket and the actual insulation is wet all the way to the roof. No moisture is on the outside (ie. insulation jacket). The only moisture I discovered in my attic (besides what I have mentioned for vent #1) was around the hatch entering the attic. I figured out that it was not sealed properly and have since fixed this. Please help me fix this problem. Any advise or suggestions would be great. Thank you so much.

Hi Trevor: Black caulking is the proper sealant for sealing poly vapour barrier lap joints in Alberta. It is designed to stay flexible and sticky. Your three bath fan vents should have insulated flexible piping as you have described. I did not read if you had a drop loop in the insulated flexible pipe. This drop loop is needed to prevent the dripping of water back through your bath fans. The reason this is needed is simple. You have warm moist air from your bathroom meeting cold air from outside and you get condensation. The dropped loop acts like a trap for the water and if all works well the small amount of water usually evaporates. If you have any more questions please ask. Pat
