We had called a few different people to quote us on a wood fence. This gentleman came out introduced himself took measurements and sent a quote to us via email. We went with his middle of the road cost quote, gave him our down payment and crossed our fingers. Well let me say we are extremely happy we went with Bob, this guy is top notch! He kept us in the loop every step with concerns suggestions and did a great job. Real personable friendly and even being sick sick sick came out to keep his promise to complete the job. I saw him for myself here out in the cold and feeling under the weather working away. I have him quoting us out a Shed because his work ethic and fit and finish top notch. I was extremely pleased with Southwest Contracting, whom I hired on to gut and rebuild my shower. They were extremely punctual and honest. They were communicative and that transparency was reassuring, and they discussed everything with me, from the possibility of expanding my shower down to materials, before proceeding with anything. Their quote was quite good and they did a great job on the shower - it's gorgeous and much more spacious than my old one had been! There was a bit of a hiccup when there was a pinhole leak in the piping that was installed, but after I contacted them they came and fixed it immediately early the next morning, and gave me a break on some labour costs for my trouble. Honest and good men. I highly recommend them!

PROJECT ( REPAIR CEILING DRYWALL AND SPRAY POPCORN TEXTURE) Rino did an excellent job on my ceiling. He primed it, repaired it and primed again. Rino then sprayed a new popcorn texture as I requested and it looks great! Very clean, quick and courteous service. I will definirely contact Rino again for other projects that I can"t handle myself. Replacement Value For Home Insurance
I have a 2 story 1800sq/ft house with partially finished basement(no bathroom, kitchen, bar) and was told by my insurance provider that they calculate replacement value of my house at $135 sq/ft and the basement is included at this rate. My questions is should the basement be included in the cost? I know basements usually cost between $30 and $50 sq\ft to finish. What do you think the replacement value on a 1800sq/ft house should be?

Hi Kevin: It is true that the foundation of a home is included in the main or FINISHED legal living floor square footage. A walk-out basement is counted as saleable square footage. However, a basement is generally not, for they are usually considered to be holding up the living area of the home. You should be able to get extra insurance on a finished basement. You are right that it will be calculated at a much lower rate. Your improvements, as long as they contribute to the home's value, should be able to be insured. To find out this value, ask a real estate agent what the difference is in sale value of a non finished basement vs a finished basement. Also, a qualified home appraiser could give you the difference, and his expert opinion will give you an accurate, unbiased value for your improvements.

New house behind existing house
Hi, we are in an older home which is very close to the road. We are thinking of building a new home behind our existing house. Our lot is 215' deep so we have the room. We would want to continue living in our existing house while new is being built. Is this something tha would be do-able? Do you think we would have trouble finding a contractor to do a job like that? Thanks

You may want to consider a design builder that has al the services that these other gentlemen have mentioned. You also want to do this build with a contractor that registered with Tarion Warranty Corporation.
