Basement Renovation
Hello, We are planning an extensive renovation of our bungalow home's basement, which is roughly 1,110 square feet (38' x 30'). The home is about 45 years old. The basement is finished with carpet and drop-down ceiling throughout most of the space, with an old gas fireplace and 3/4 height storage area roughly 250 square feet in size. In particular we are looking to contract out the following: -Evaluation of foundation from inside, remediation of cracks etc. if necessary; -Installation of rigid insulation and metal studs around perimeter of the house (or comparable alternative), to replace old batt insulation and wood framing (to be removed by owner); -Addition of two egress-sized windows in the basement bedrooms, where none currently exist; -Opening up a load-bearing interior partition wall to a maximum span of 20', pending cost and practicality of additional support beams and/or posts. Consultation with/approval from a civil engineer would be an asset; -Removal of false-floor to create a more level living space; -Full bathroom remodel, including new toilet, vanity and shower; -Installation of new wood bannister down stairwell, including modifications at top of stairs to convert from full walls and a door to a combination of half walls/wood railings and an open stairway; -Built-in shelving, entertainment unit and bar are potential add-ons of interest; -Demolition, framing of interior partition walls, drywall, flooring, electrical, plumbing, HVAC/fireplace updating and finishing (doors, paint, trim) by owners; Generally speaking, we are interested in moisture/mold resistant materials, as the old basement has had a bit of a history with water problems that have been rectified over time to some extent. We are certainly open to discussing/reconsidering some of the exclusions to the proposed scope of work if there is a practical and effiicient justification for doing so. We would be looking for assistance in securing adequate municipal approvals to proceed (i.e. buidling permit), and are interested in working with insured contractors with a track record of executing these types of projects to succesful completion.
