Project Description: Hello, About two years ago my fiancee and I purchased a 2000sqft 130+ year old farm house just outside of North Gower that is in need of some work. The inside is in great shape; however, we are looking for someone to provide some guidance on how to repair / renovate the brick and soffit/facia and to either coordinate, or preferably, do the work. Last year we had an estimate done to repoint the brick, however due to his schedule, the mason wasn't ever able to come by. The mason had indicated that it looked like a past owner had sand-blasted the brick in order to remove a paint coat on the brick, and may have permanently damaged the brick's surface. Also, the last owner had piled a load of rocks next to the house that has damaged a part of the stone foundation. Finally, last year we had the roof redone, and the roofers were not too careful with areas of the soffit/facia, and parts of it need to be looked at. I have attached some of the problem areas which include the brick, the soffit/facia and some of the foundation. We would like to arrange for a consultation/estimate. Project Description: We are looking to get a quote for the work described below as well as some information as to when the work could be started. As it is this late in the year we are expecting next spring is probably the earliest practical time that it could be started. We are looking to have built a large 2-car garage 24 feet wide by 22 feet deep. Would want the following included: • Poured cement pad • Aspenite sheeting for walls and roof with siding and asphalt shingles • Wiring, windows and doors – either a large garage door, or two smaller garage doors – depending on price and a regular entrance door. We would do the insulating and other work ourselves.

We hired Lima Home Renovations to do the taping, mudding and sanding of our basement walls along with hanging a couple of doors. Architect or not?
We are planning an addition to a bungalow - keeping the bungalow style. 2 bedrooms 1 bath and a den. Do we need to pay for an architect? If not, who can assist with drawings to get us to the point of acquiring a permit? Thanks

Hi John, With out a doubt you are going to need an accurate set of drawings. Your architect will relay your exact wants into detailed drawings allowing the rest of the process to flow far easier. You do not have to use a high end firm to do your drawing, there are many architects to choose from and some may even work out of their home. Good luck.
