The job was delayed several times and when the contractors showed up to start they had no idea what they were even there for. I should have known then! Did very poor work and then failed to respond phone calls or emails from the customer and Better Business Bureau. No follow through on warranty. Very hard to reach, extremely poor customer service.

This guy is a scam. Once we paid him he never returned to complete the job. He won't answer our calls, if he does pick up the phone he just hangs up once he realizes who it is. The job he did do was a joke. Below are just some of the problems with his work. The door of the shed didn't fit properly and had to be pried open. The roof is resting on the plywood rather than the 2 x 4's There is no overhand for the shingles and they didn't use tar paper. The underside of the roof is open. The wass were not nailed to the floor other than in the corners The roof has no cross supports at all.

If this is the same Lee Schaefer that built my shed, he's a big rip off. He left my shed unfinished, and when I called him he said he's be over, and from then on never returned any of my calls. DO NOT hire this guy!

Basement Bracing
My husband and I are in the process of purchasing a house. The home inspector has indicated that one of the basement walls needs to be braced. There is approximately 1.5 inches of bowing in the wall. The house is a 4-level split and the wall that needs to be braced has a crawl space in the basement and two bedrooms with a bathroom in between on the third level. The home inspector indicated that the braces would have to extend up into the walls of the third level. I don’t have a measurement on the wall itself but the dimensions of the rooms are Bedroom (11 feet), bathroom (6.5 feet), bedroom (11 feet). Making the wall approximately 30 feet long. We are looking to get an estimate on the cost of bracing this wall before completing the purchase.

Good Morning Heather. Lou is correct in that you require an engineer to help diagnose the problem correctly and then find a solution. However, if you proceed with that, make sure that the engineering costs are covered in your deal. You should not be responsible: the vendor should be as well as the estimated costs of the repairs. However, I don't know what your real estate disclosure laws are, but you might have to disclose the problem if you want to sell. Count on the fact that most homes are sold within a 10 year period, not what you may think. I would personally walk away from the deal. The vendor knows what he has. Check how long the house has been on the market, and that will tell you the history. Chuck

I am considering of building a new home from a builder. It's a 2100 -2 storey house without basement development. My basement size is 1020 and I want to have a 1 bedroom, 1 theatre room, a bathroom and a mechanical room. on a carpet flooring. How much do u think it cost?

Hi Neal, the general range is $35 to $75 per square foot. This can vary greatly depending on the level of finish you are looking for. Your requirements have some significant things to consider - a bedroom needs special electrical wiring and a second means of egress. A washroom will be in the $4000 to $6000 range, assuming the rough ins are where you want them. A theatre room could require different materials and methods for sound proofing, not to mention the electrical requirements and component storage / cooling. If this is a brand new house, you may want to consider waiting until your new home warranty expires before doing any basement work. If there is an issue, you will be responsible for removing and replacing any finishes required for the warranty repairs. If you are serious about this, you are going to need a fairly detailed plan before getting even ball park estimates. You could put your needs in the "post your project" section and get some local architects to respond.
