This is the first home that we built. Steve and his crew from Sunnymede were very helpful from the very beginning to the very end. We appreciated their professionalism, the ability to stick to their schedule and deal with any problems that arose, as well as their input. Steve was open to our suggestions and tried to make them work as best he could. If he knew it wouldn't work, he told us so, which normally turned out to be the best decision. If we were to build again, we would not hesitate to ask Steve and his guys to build our next one too!

Staining My Deck
Last summer I built a large deck in my backyard using pressure treated wood. This spring I would like to stain the wood however I'm not sure if I'm required to sand the wood first before applying the stain or can i just use a pressure washer to remove the dirt, let it dry and apply the stain?
Because of the size of the deck there would be a lot of work involved to sand down the railings. I would prefer to avoid sanding but want the best results that will last the longest. What is the best approach to staining a deck for the first time?

Depending on the age of the condo- this is something you could do yourself, Craig. Try a test area first- run your finger or scraper over the popcorn - if it falls easily the ceiling has never been painted. You should then be able to use a spray bottle of water to moisten - not soak, the popcorn. Give it a minute, then, using a 4 or 5 inch scraper, remove the popcorn. Even if the ceiling has been painted at least once, you should still be able to scrape it. Once scraped, use a pole sander to smooth things over, then 2 coats ceiling paint & you are done. If you are not up to this task, most painting companies would be able to help - it should run much cheaper than replacement. Good luck
