Project Description:
I woulld like to convert a walk in closet to an ensuite/closet. The house is only 10 years old. The closet wall that is 8' will need to be moved out approx 2' making the total space 8' by 8'.T his would give a 4' by 4' bathroom and a 4' by 4' closest. I would like a shower, toilet and vanity with sink. This space will be back to back with the main bathroom. I would like to us pocket doors to be able to use maximum space. There is hardwood floor in the closet now that would probably need to be removed and I would like ceramic tile in both ensuite and closet as the floor will probably be damanged once the wall is moved. I would also need a ceiling fan vented properly but have quite a high pitch to the roof as I have a cathedral ceiling in the living room. Directly below this space is the furnace so I am not sure if duct work would need to be done as well. I am hoping to get this completed for under $10,000.00.

Hi Lichelle For work such as you are describing, the cost will depend upon the scope of work that is involved which would be detailed by a structural engineer and permits would be required. In addition, if there is an issue with the existing posts settling, it is likely that floor levelling would be requred. In removing existing basement structural posts which are currently supporting a structural beam, temporary structural support must be erected on each side of the beam to remove the weight off the beam so the posts can be removed. Before the new posts can be installed, new footings would likely be required as well. However, depending upon the type of beam, it may be possible to simply install new posts (again, a structural engineer would have to review and confirm) on new footings without the temporary structural support. Due to the nature of this type of work, it is best to visit the site to assess the project so that a more realistic estimate can be provided. If you can get one more visit to the house, I would suggest to bring along a structural engineer or a local contractor that has experience and knowledge in this type of work.
