To build a 2 car detached garage with double wide garage door on the lane and a single garage door opening to the yard. Power for garage door openers, a few outlets and lights. Some extra space for a workbench would be nice but no larger than 24x24. We are on a tight budget so using cost effective materials vs higher end materials is what we are looking for.

Hi There, My Husband and I have just learnt that our offer on a condo in the west end, Vancouver B.C has just been accepted. This is a 33yr old building which I believe with great bones. It is a 2 bed + 1 bath (3 peice). The issue is that we would like to add a powder room out of the original bathroom as the bathroom has good length to it. Well I am not sure about the sq.ft of the bathroom.

In my backyard, I'd like to build two children structures: For pre-schoolers (my kids, ranging in age from 1-5), to be used for the next 5 - 8 years! 1. Sandbox - with base and cover (clever mesh ties with "buttons" would be ideal, as well as something to protect from the rain/snow/cats! elements), approximately 5.5'x3.5'. Must be moveable, at the end of the day (without sand, of course) 2. Semi-open concept shedhouse (suitable for four children), so approximately 5' length, and 5'6" in height. Width is less important, say 4' depending on the location and style. Suitable for housing a small table/bar area + an easel + few other knick knacks. Latch free doors/windows would be amazing (those that open and close so they could even enjoy it during the rain). We have a flat roof to the garage, 4' above the garden, is it within building code to build a ladder to the rooftop (and then enclose a small space where the ONLY opening is the laddered area - everything else is fenced/secured off) so that there could be a second small level to to play/shed house? Steve did our backyard fence. He did the work on time, on budget, and the results were beautiful. We are definitely considering Open Concept Renovations for all of our future projects!
