Detached double garage

To build a 2 car detached garage with double wide garage door on the lane and a single garage door opening to the yard. Power for garage door openers, a few outlets and lights. Some extra space for a workbench would be nice but no larger than 24x24. We are on a tight budget so using cost effective materials vs higher end materials is what we are looking for.

Powder room addition out of Main Bathroom

Hi There, My Husband and I have just learnt that our offer on a condo in the west end, Vancouver B.C has just been accepted. This is a 33yr old building which I believe with great bones. It is a 2 bed + 1 bath (3 peice). The issue is that we would like to add a powder room out of the original bathroom as the bathroom has good length to it. Well I am not sure about the sq.ft of the bathroom.

Playhouse/Shed-house for Children

In my backyard, I'd like to build two children structures: For pre-schoolers (my kids, ranging in age from 1-5), to be used for the next 5 - 8 years! 1. Sandbox - with base and cover (clever mesh ties with "buttons" would be ideal, as well as something to protect from the rain/snow/cats! elements), approximately 5.5'x3.5'. Must be moveable, at the end of the day (without sand, of course) 2. Semi-open concept shedhouse (suitable for four children), so approximately 5' length, and 5'6" in height. Width is less important, say 4' depending on the location and style. Suitable for housing a small table/bar area + an easel + few other knick knacks. Latch free doors/windows would be amazing (those that open and close so they could even enjoy it during the rain). We have a flat roof to the garage, 4' above the garden, is it within building code to build a ladder to the rooftop (and then enclose a small space where the ONLY opening is the laddered area - everything else is fenced/secured off) so that there could be a second small level to to play/shed house? I've combined some images that I like here for you with my comments. http://pinterest.com/helloginalina/sheds-and-outdoor-fun/ Looking for an immediate ROUGH cost estimate + design. I am currently in the process of having my contractor consider this, as his crew does great work, but as this is sort of a specialty work in itself, I am wondering what an approximate budget of $1000 could bring. Small flexibility in budget allowed. Thanks!

Home Improvement Comes with Special Needs

When planning a home improvement project, such as landscaping, roofing, or kitchen remodeling, residents of Vancouver, British Columbia have unique planning obstacles to overcome, than do other Canadians.

Vancouver - A Unique Climate May Require Special Considerations

Because of the different climate found in Vancouver, some home improvement projects will require special consideration. With the abundant rainfall and lush vegetation afforded by the climate, special emphasis might be put on landscaping, roofing, or basement remodeling projects.

When planning a landscaping project in Vancouver, involving the services of a professional landscaping contractor will help insure the success and pleasing visual effect of the completed project. Many exotic plant species thrive in the unusual climate and a good landscape professional will be knowledgable about which ones to incorporate.

The added rainfall may also present special problems when installing a sound, functional roofing system. Be sure to enlist only a certified, licensed roofing contractor who will be knowledgeable about the special attention needed for proper flashing and watershed systems. Vancouver is the last place where a homeowner would want to struggle with a malfunctioning roof.

If planning a basement renovation project in Vancouver, the higher humidity might also dictate some special considerations for offsetting potential problems with moisture or mold in the structure. Limit your potential contractor candidates to those who have experience in basement remodeling and who offer design features to help ensure a dry, mold & mildew- free basement.

Be thorough in the planning process for these special features, and include any modifications on paper before the work begins. Adding features or making modifications during the remodeling process can easily frustrate the contractor, homeowner, and project budget.

When engaging in a kitchen remodeling, or any of these projects, it might be wise to use an architect or design professional to draw up the plans for the home improvement to be done.

Utilize Federal Rebates in Your Renovation

Another suggestion is that you may be able to incorporate an energy efficiency retrofit into you renovation project and receive a cash rebate from a federal program through the Office of Energy Efficiency (OEE).
