Project Description:
1944 Bungalow of 2000 square feet in two levels, timber frame, hard wood floor main level and concrete rendered basement level. Both levels are of equal size with a bedroom, dining room and living room with the only bath room on the upper level.The basement has all the equipment for the services to the house with two rooms, a large open space and a 100 amps board. There is no garage but with space and easy approval for a stand alone garage, since the house is on 16,600 square feet of land. The idea is to modernize the house and include the 200 s.f. deck into a covered area to extend the kitchen, add another full bath and WC in the basement level, drywall the entire lower level with a carpet rendering. Heating is currently by heated water circulation, to be replaced with electric heating with baseboard heating in all areas and increasing the supply to 200 amps. All bathroom and kitchen fixtures and fittings are to be replaced with new. All doors and windows are to be replaced and the entire house rewired and with new switches and wall plugs. The interior and exterior of the house has to be repainted and gutter guard applied although the roof is in good condition.

We just moved into our new home, and are very satisfied with the quality of the workmanship. I visited the worksite on a daily basis during construction. I found the subcontractors professional, well experienced in building custom homes. Any concerns or questions were dealt with by management in a prompt, professional manner.On the financial side, given the size of the project I am very comfortable with the results. I found the co-construct program to be very useful and informative as it provided a daily status report on the project. I have provided letters of recomendation to two couples looking for a contractor. I would not hesitate to provide additional recomendations.

The company did a days work for me at a cost of over 500$. Given the price, I expected top quality work. I discovered that the actual painter rec'd under 20$ an hour. The first day's work was not nicely done at all - I could have done a better job myself. I called the owner who sent the painter out again the following day. Once I instructed the painter about how to remedy the job, he did so to my satisfaction but I found this company to be very overpriced and the manager to be rather stroppy with me when I expressed some dissatisfaction. I will not use this company again.

Edwards is a .big jolly fellow who says he can fix anything. His hourly rate is low, but he makes up for it by charging you twice the number of hours he actually does. I hired him to put some silicone on and around vents on my house. He then suggested he would get rid of the moss on the roof and clean the rain gutters. I have a old style rock chimney and he offered to replace the rocks which were laying on the roof. I dearly regret the $750.00 I gave him as he did the sorriest and messiest job I ever saw in my life. I am 71 years old and have seen some poor workmanship, but never to that level. The silicone dabs look messy but at least I hope it will not leak. He did a half-fast job of sweeping the roof, but did not clean the gutters. He ruined the chimney golden stones wit...more

If you are considering renovating your 1933 home you may want to put a budget and a check on your electricity, often old home have old wiring and are a potential risk for fire, you may also want to verify your plumbing were rattling pipe may worn out the soldering of old copper plumbing. Another thing to consider is your insulation, often old home have a poor insulation factor for our cold winters. Once all of this is checked , then you can start putting a budget on your renovation, before without the main back bone to your project, all your renovations will not have the real value and comfort for this Heritage home. The main services Insulation, electricity and plumbing are the most important factor along with the structure of your home. the rest is just fancy features for the owners.... What to do about a cold crawlspace above an open garage?
From the ground up into my living room are the following layers : cement slab ground, 7ft open garage/carport, 2" of stucco, and directly on top of stucco old Fiberglass batt insulation, approx 18" air space - with all my plumbing running through it, floor joist, plywood, 2"-3" cement, small foam underlay, engineered wood flooring to finally my freezing cold feet. We have two small (2' x2') access ports from the grarage into the crawl space (it is only when we put these in to deal with a plumbing issue did we see the insulation problems). The ceilling of the garage/my subfloor is approx 1000 sq ft, in otherwords you can't really see to blow in insulation and it is too small to fit a person up there (and not safe - the stucco may not be attached well). Oh and my pipes are not insulated and my water is darn cold and takes forever to heat up. I live in a strata of 3 and the garage is technically strata property- we each have one parking stall. However I am the only one above the carport and the only one with expensive heating bills - so in otherwords it is my problem. Help!!

Hi Karen, Venting is paramount in this void space, if left unvented it will over time through condensation go mouldy and decay. Without seeing the job its difficult to visualize, but I would recommend installing a high level vent to the outside elevations. You can buy vermin control products for vents, however these should be checked through regular maintenance controls to see if they have been breached. Depending on the direction of the Joists in relation to the vents it may be necessary to install strapping to the underside of the joists prior to installing the finished ceiling to allow air movement. Did you obtain a Home inspection when purchasing the property, If so the inspector should of picked up on the ventilation issues, decaying stucco and potential hazards to you and provided recommendations that could possible rectify and issues. I appreciate that he may not of had access to the void to view the insulation problem but he should of known that the pipes, ductwork etc ran through the void and explained that you may wish to check that they were sufficiently insulated prior to making the purchase. It is still my recommendation that you remove the existing ceiling and install 2lb closed cell spray foam, this is even more important as you mentioned that the Carport is used by you and your neighbours. It is obvious from your previous remarks you make about the smell etc venting up through your floor boards that you have voids in this area allowing air movement. I think the issue that you have to more importantly have to consider is the off gassing from the vehicles that are idling in the Car port area, which will result in carbon monoxide venting in to your suit if not completely thermal broken. Buy a Carbon Gas alarm!!!! As for the new ceiling required to be Fire resistant, it may or may not be necessary you would have to check with your local authority on their requirements, although it would be a wise move. I highly doubt that your insurance company would pay for the entire area to be fixed if you had a leak in one area. I am sure they would employ a contractor to fix the issue in that immediate location only. However miracles do happen! Possibly consult them directly to find out! Do you have a Condo board and if so can you not approach them to see if they have funds that will assist you with the work? Considering it's a shared area below you?
