House is almost two years old and here is what i'm seeing:
1 - have double pain anderson type windows with turning levers. One out of the four windows has a water stain that seems to be coming in through a corner seem on the window? What's happening?
2- quater rounds leading up to the landing between first and second floor are lifting - not on the landing - but where stairs are - there is about a 3 to 6mm gap between quarter-rounds and finishing. how do you repair this?
3- backyard slopes down to the front of the street. unfortunately - there is a bump in the slope - where the front lawn begins - little high spot. this stops the water from draining to the front and remains in between my house and the neighbours. the spacing between the homes always looks like a marsh. it is now deteriorating the rise of land that sits against the house and i fear eventually with water sitting in the same spot all the time, it will start eroding the concrete and eventually cause a leak in the foundation. what is the best way to deal with this issue? |

1- The seams on the window contain an air bubble in them somewhere, and need to be reseamed. You should be able to buy some seam filler to fix the problem. If that doesn't work, then the windows will have to be removed, and a new seam will need to be installed.
2- Get some wood filler at your local hardware store and fill in the gap. You can fill in the gap, smooth it out, and no one will know there was ever a gap there.
I don't have any advice for number 3, sorry. |

1. WINDOW: Do you have a flashing over your window ?
is the perimeter of the window caulked nicely? (no openings or voids)
2. QUARTER ROUND: You'll have to pull off the wall/floor the lenght that is lifted. Lower the moulding to where it should be and tap with a hammer the molding back until nails comes back out back out and re nail it.
3. LAWN: Take a flat square shovel and remove a layer of lawn over the entire problem area. DON'T THROW THAT PATCH OUT... you'll reuse it after. You shovel out the lump (use it elsewhere) and allow the thickness of the lawn patch you've previously removedto make it all even and the lawn will grow back as if nothing was done to it.
