Leaking window |

I need help with a window that started leaking about 3 month ago during a strong rain. Some history: the window was painted and caulked 2 years ago and I don't know what else was done prior as I moved in the house 2 years ago and the house is 9 years old. The windoe is a fixed wood one on top of a slider vinyl widow. Now I started removing all the caulking and I found about 3 different layers. I am not an expert in this so I am asking for help if it is OK to remove ALL the caulking and what else I should do. TKS. |

Hi Carina i'm Phil i wish i can help u out but i am not a window installer so i don't know what to do ... but if i were u i would call an experienced person to come in and give a free quote or buy another window and make it as tight as possible to the opening and caulk it and add trimwork like window casings to the window or weatherproof it .... good luck |

Hi Phil, Tks for yr reply. You're right I need somebody who knows what to do, but how can I find that person is the question now. Can anybody know an experienced person to fix the window? |

Hi Carina- what you have is a 'builders class' window- meaning if you are in a sub-division even your neighbours have the same windows & doors- and your maintenance problems are just starting. Most builders buy cheap so they can keep their bottom line- their profits- on an even keel, so they buy up cheap windows & pass the problems on to you. Not all builders are the same- far from it- but the subs I work in all have the same problems you describe. I have replaced many windows in this area with the houses only being 7-9 years old, this is the same for patio doors as well as overhead garage doors.
My best advice to you is to replace if you can- but do your homework- you don't want to replace the one you have with one of the same quality.
If you repair it- have a professional painter remove ALL of the old caulking, prime/paint. I highly reccomend 'Mulco Supra' caulking to reseal the window- its high elasticity qualities allows it to move with the wood no matter the weather. Good luck to you. |
