Looking for a contractor to give us a reasonable quote on our House and Garage. 2 lots side by side in Amisk Alberta, concrete footings need to be redone since the previous contractor did not put pilings underneath (2 storey garage). And our House the contractor dropped our home while moving it broke 5 beams including our center beam on December 17, 2009. We were informed that the concrete basement that the same contractor built may have to be removed and completely re-done since he may not have brought our back wall with patio door walkout, 4 ft below frost line. We did our homework, we called to references and no one complained to find out now it was people he knew personally and checked him out at the BBB which had nothing on him. We checked out his phone number and called the federal government with his GST numer to ensure this was really a legitimate company. Everything looked good. The contractor was informed that he must have insurance before he would be able to take the project on, he provided insurance papers to us and we forwarded those documents to our finance company, to find out that 2 days after him producing the papers, etc. his insurance lapsed and he never paid it. He was told that if his insurance lapses or changes insurance companies we and the finance company need to be informed. We are paying a mortgage on a place we cannot live in, we live in a rental now and still mortgage and lawyers to try to redeem something from this disaster, just to find out he is really a nobody and that we will be coming out with nothing. Our home was and still beautiful, it has origional hardwood flooring, etc. througout and made of we believe fir (cause even tho it was dropped the inspectors all agree it is salvageable and they would want to fix it too.) We need a contractor who can move our home from the foundation, possibly remove and repour concrete from under home, move home back to foundation and will have to continue to strip the house to replace all wiring, water lines, gas lines, chimney rebuilt, central vac to be checked and possibly replaced, beams and proper supports to be in place and other structural imparities there may be regarding the house. Also hook ups to town water and sewer may need to be redone since the contractor back filled prior to inspection of anyone and worried may not be to proper grade esp sewer. . The garage area should be raised up (as we requested from our previous contractor but he continued anyway) of course concrete will need to be removed and after grade buildup need to have pilings put in and the foundation repoured. The town water and sewer will need to be re dug since this was back filled prior to inspection and worried this is not up to grade either. We have had nothing but heartache and grief with this contractor and our family has gone through so much because of this man.. MESSAGE TO OUR BAD CONTRACTOR - if our horrible contractor is reading this just remember you WILL REAP what you SOW. GOD will take care of us, I will continue to pray for you that GOD will have mercy on you.

The house is 50 years old but I don't think this was the original bathroom, it was probably built in the early 1970's. It would be best if someone looked at the bathroom before providing a quote. I am currently purchasing a small bungalow in the Edmonton area. The home is 670 square feet with a finished basement. The home is built in 1950 and an inspection has been done to deem the property structural sound. The house sits on a corner lot and has a two car garage in the back yard. So the property is accessible from three sides somewhat easily. (I dont know if access matters, but I thought I would include in case it helps.) My question is: How much time does a contractor need in order to start a project? For example, if a contractor is hired in April does work begin in April or does it take a couple months to acquire the necessary permits and such? Approximately how much would I be looking at to place an additional story onto the house? How long would the project take? What I would be looking it is placing a large Master Bedroom on the second foor with a Master bath. I hope that gives everyone a good ides of my project.
