my house is a cape cod about 25 yrs old. 2 storey, finished on 3 levels. master bedroom closet is tiny on the top floor beside the garage. the floor above the garage is closed off and not finished. i would like to open this area and make a large closet. also i would like to use some of the space for storage for the garage which my husband uses for simple carpentry projects. it is a single car garage and now is overflowing with tools and household objects. The space is about 20 by 15 feet. this is a rough guess. the flooring of the closet likely should be hardwood- prefinished oak, like the bedroom; but the other storage area could be simple plywood likely. i would like a professionally finished closet of good quality materials. the walls would be exterior walls and need good insulation. it is likely difficult to give an estimate without seeing the site or discussing further.

Hello, I am looking for some information in regards to the electrical in the house I am buying. The power panels (2) both run on fuses. when we had the house inspected, it was found that in several places the ground was either open or missing. I was wondering what would be a cost associated with checking the wiring to ascertain what the problem is exactly and quite possibly upgrade to breaker boxes. I know that power mast outside would require repair as there is a break where water could get in. What could the cost of fixing that would be. Thanks

My wife and I have bought an old duplex ca. 1920 in Halifax on Creighton and intend to move in and begin renovation this summer. The job could extend to a complete renovation including an addition of a two floor sunroom and solar heating all done while maintaining the intent to maximize energy efficiency. There are presently two suites in the house, a small one on the first floor and a two-floor suite upstairs - total living area of about 1500 sq.ft. The place was renovated into two suites about ten years ago and the plumbing (all copper) and electrical are in excellent condition as near as I can tell. The only access to the building may be though the house since there is no side entry. The project will be divided into phases following engineering and architectural design. The first phase will be lowering the basement floor but any work in the basement will have to fit in with the overall plans for later work upstairs. This phase will include insulating and providing proper support structure according to code for subsequent work upstairs. There is some water ingress during wet periods. I am considering in floor heating and want to gain some head room as well depending on how far the floor can be lowered. There are no plans to make the basement into living space. I intend to link up with a contractor who will guide me through the permit process and work with me on the scheduling and labour sharing where practical. This will have to be considered when it is time for cost estimation. This will not be a rush job - rather it will proceed steadily with interruptions if I am away. Similarly, I will be willing to work within the contractor's schedule. The contractor will be an experienced green builder and be able to install or arrange for installation of solar heating systems, in-floor heating and air exchangers. I will not be in the Maritimes until May and not in Halifax full time until July. I plan to get the design and permit work started in May. I don't expect to have designs done and permits complete until October at the earliest. Additionally, we will be living in the building part of the time from July, however we are experienced with live-in renovations. Interested contractors should respond to the email address above. Commitments on either side won't be made until we meet in May or June. I'd appreciate references and opportunities to view some work of a similar scope carried out by the contractor previously. While I won't be in the area for several weeks, I could pass on the address of the house to anyone seriously interested and possibly arrange a visit. As an aside, comments on the wisdom of setting up a project like this are welcome. I've done a lot of home renovation but not on the scale I envisage here.
