At this point in time, please provide an online estimate given the information below. It is understood that an on-site visit would be required to give a detailed and accurate quote. Lay 1150 sq ft of Subfloor. Subfloor should be quoted at a minimum: 2"x3" sleepers, 16" apart, on vapor barrier with spaces left occasionally between sleepers for drainage, with 5/8 plywood layed on top. For all items noted as "customer supplied" below, assume you will be doing the installation thereof and include the cost in your quote. At foot of stairs, build a 7' x 8'11" foyer (this includes a 2'6" x 5' closet). Build three doors to come off of this foyer - 2 to the subfloored-only area, 1 to the bathroom described below. Foyer will be lit by 2 wall sconces (customer supplied) on same circuit controlled by two (3-way) switches. Floor will be have radiant heating elements under a customer supplied ceramic tile. Drop ceiling with customer-supplied ceiling tiles. Walls should be finished and painted. An 8'5" x 8'11" bathroom will come off of the foyer. Roughed-in connections for a toilet, bath/shower and sink exist, as well as a roughed-in vent. There is one window in the bathroom. Customer will supply vanity, toilet and oversized tub. Bathroom will be lit by two circuits, one controlling a vanity light bar, another controlling an ambient light fixture near the tub. Bathtub will require shower head installation on wall. Floor will have radiant heating elements (separate thermostat from foyer) under a customer supplied ceramic tile (same tile as in foyer). Drop ceiling with customer-supplied ceiling tiles. Walls should be finished and painted (with drywall). Sharing the 8'5" wall is a furnace room that is 10'3" x 4'. This room should be walled in with some sound deadening and one door (going out to the subfloored area). The inside of the room does not need drywall. One 4' wall is the outside (therefore no drywall needed). One 10'3" wall faces the bathroom and foyer (so drywall already included there). The remaining 4' wall faces the subfloored area and has the door in it. The remaining 10'3" wall is solid (with drywall on the outside facing subfloored area) This room has no floor or subfloor, needs only a single bare lightbulb and switch, and one extra receptacle (there is already one in the area). Where possible, ceiling should be soundproofed as well (though no finish is required on the ceiling). In the subfloored area, within 4' of the main sewer stack, install connections for a washer and electric dryer. Will require new vent to outside. All work would have to be done by licensed and insured tradespersons. Please let me know if you have any further questions. Four-storey, 36-unit, brick and concrete condominium building has a band of leaking windows around most of the third floor windows. Leaking occurs mainly after long periods of rainy weather accompanied by fairly strong winds and is worse on the west and north sides followed by the south side. The east side does not experience any leaking and is partially attached to another, smaller, building. Some co-owners have suggested Silicone Spraying as a cheaper, stop-gap, measure. Three sides of our building are 12,160 sq. ft. while fourth and third floors only are 5,776 sq. ft. - these figures for guidance only. We have also had a professional engineer do a study of what might be wrong and how to repair the building properly and permanently but the cost would probably be much higher. Have a Scope of Work/General Conditions/Technical Specifications tender form we could e-mail to any interested parties. Want to compare both spraying and permanent repair for co-owners to vote on.

A large dinning room would be build on top of the new extension. A sun well to be install in the dining room extension's roof. The extension would be on the south-west side of the house while the carport would be on the west side and would include an new entrance to the west side of the house. Moving the existing kitchen to the new dinning room is also an option in order to allow for larger living room. We are not fix yet on the finals and welcome ideas as well. This is a brick house was build in 1968 in Touraine. The soil is clay and the basement is poorer concrete.

I would also like to change the ceramics. The guest bathroom and replace the vanity as well. I would like to refinish the banister leading to the upper level and paint the entire house ( the house is approx 2100 sq ft.) I would also like to install 20 spotlights on the main floor.

The building is constructed in 1910 and it is a TRIPLEX above ground with crawl spalce. I have architectural drawings existing and proposed, as well the structural engineers report on the foundation and structure of the building. This project will also be handled by the city as I am seeing financial aid from the city. The city has asked for specific criteria to be met as to insulate the walls and use non combustible material within 4feet of the building, the details’ of everything can be mailed if you’re interested. PLUMBING is galvanized and drain is steel, would like to change it to new PLASTIC for all 3 floors. Main water line coming into the building has been changed and has its own stop valve. Part of the plumbing on the 3 floors washroom and kitchen has been changed! Electrical- I have old fuse boxes which need to be changed to breakers and need to install electrical wires for heating. The building is already using electrical heating but not very efficient and need to ground few electrical outlets. This work is needed on all 3 floors. Kitchen- After plumbing and electrical part is done- I would like to modernize the kitchen with complete renovation on all 3 floors. No need for granite top but just need ceramic in the kitchen. Washroom- just as the kitchen would like to bring the washrooms up-to-date and complete renovation for all 3 with proper plumbing!
