The key to a successful bathroom renovation project is selecting the right contractor the first go round. While the cost of the project is always a major concern, to ensure that your bathroom ends up being what you want you should take the time to check out the contractor's professional qualifications before signing any contract. Often times a contractor who is offering a significantly lower bid has taken short cuts either in license requirements or insurance coverage.

Here's a quick list on what to look for in a contractor:

• Every business in Calgary is required to have a city Business License so start your selection process by asking to see it. Double check with the city to ensure that the license is valid and that there are no complaints filed against the contractor.
• If your contractor asks for a partial payment up front (and established companies rarely do) then they must have a Prepaid Contractor License issued by the province of Alberta. This license essentially a bond that protects clients should the contractor default on the 'prepaid' portion of the work.
• Speaking of licenses. Bathroom renovations may involve more than one trade. If your remodel involves both plumbing and electrical work your contractor is going to need the appropriate Certificate of Qualification for each trade skill. Renovations, both in Calgary proper and the surrounding communities will most likely require permits and the contractor cannot apply for the permit unless they have the appropriate C of Q.
• What if something goes wrong on the project and there is damage done to your property? Ask to see the certificate of insurance and then call the agency who issued it and find out if it is valid and if it covers not only property and liability insurance for your home, but does it cover injury to the contractor's employees and subs. Don't use a contractor who doesn't have workman's compensation insurance.
